What are the HOA fees?
The HOA fees are paid quarterly and they cover the expenses to maintain the common grounds and community gates. They vary based on the location of the property, and whether it is a vacant or improved lot. They are currently $635 per quarter for a vacant golf lot or $690 per quarter for a vacant estate lot. They increase accordingly once they are improved with the new construction of a house.
What are the Club Membership Dues?
The following Club Membership Dues are required per homesite:
The Sports Membership is $205.08 per month with a Deposit of $40,000. The Golf Membership is $579.58 per month with a Membership Deposit of $80,000. The Membership Deposit is reimbursable and transferable for a 10% fee.
The Club is temporarily extending an Invitational Membership to the public. The Golf initiation fee is $2000 with a $400 monthly dues for an individual, and the Social initiation fee is $1000 with a $150 monthly dues. The Club reserves the right to stop this temporary Invitational Membership at any time.
If you are considering purchasing a distressed homesite, either foreclosed or as a short sale, you may be able to locate the owner of the Membership, you may have it transferred to you. In this case, you will pay a 10% transfer fee and any past due fees. This way you may possibly get the Membership Deposit for less.
The Club Membership transfer requires the buyer to pay the full deposit at closing, whether $40,000 for the Sports or $80,000 for the Golf. After the closing, the buyer will be returned the balance of the additional Deposit, less any past due fees, once the transfer is completed.
Can I bring my own builder to build my home at Bella Collina®?
No. You may only choose from the approved builders at Bella Collina®. They will follow the building requirements at Bella Collina®. Contact us to schedule an appointment with the builders and start planning your new home at Bella Collina®.
What are CDD fees?
CDD charges apply for all homesites at Bella Collina®. The current annual charge is $2225. This is billed by and paid to Lake County. They are collected at the same time as the property taxes. It is a non-ad valorem assessment and is paid in advanced, opposed to property taxes that are in arrears. Learn more at: http://pineislandcdd.com.
What’s the minimum home size at Bella Collina®?
A minimum 2500 square feet is required for the homes on the West around the golf course, and a minimum of 3000 square feet on the East side of the community where the larger estate lots are located.
What amenities are available at Bella Collina®?
The magnificent Clubhouse is open for business, offering golf, pro shop, limited fitness, men’s and ladies’ locker rooms, exquisite dining and spa facilities, as well as a wonderful place to relax and enjoy the stunning views.
New amenities will be built around the Clubhouse. These include a resort-style pool, fitness facility and tennis courts. Construction is expected to begin by the end of 2012.
